Syndication to Dispose of Caribbean Eco-Tourism Dive Resorts Assets

Referred to the owner of an eco-tourism dive resort in Belize, CA by Senior Counsel at MCI. The goal: to dispose of their under utilized real property portfolio assets.

In the middle of marketing 9-11 occurred and approximately one month later the first Cat 5 hurricane in 40 years hit the Placencia peninsula. These two tragedies debilitated both international business and travel, and the actual real estate of the peninsula.

As a solution I created a syndication with (4) additional dive resorts to attract large-scale investors for a ground floor Belize, CA development opportunity. Eco-friendly dive resorts supported: residential retirement housing, specialty resorts (yoga and whale shark and reef diving) natural spas and shrimp agriculture.

Transformation included: country investment policy analysis that supported potential eco-tourism revenue and re-use, created re-hab budgets post hurricane – with infrastructure review and impact to highest and best business use. Created business package, presentation and campaign for the disposition of 4 eco-tourism resorts within 1 mile of each other. 4 of 5 resorts transferred.
